CONDITIONS OF HIRE.

The Contract for a short-term holiday rental shall be made between the Client and Mr & Mrs A Brocklehurst – the Proprietors. The Contract shall be governed by UK Law. It will be entered into when the deposit is processed and the Proprietor issues the confirmation letter. The Hirer shall have the right to occupy and use for a holiday the property specified on the booking form, together with its gardens, for the agreed period. The Contract will be subject to all the following booking conditions.
A non-refundable deposit of 50% of the rental fee is payable if the booking is made more than six weeks before the commencement of the rental. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than six weeks before the commencement of the rental the total rental fee is payable on booking. Payment can be accepted by sterling cheque or bank transfer or via paypal using a debit or credit card. Cheques to made payable to Mrs H Brocklehurst and bank transfers to - Sort code: 60-23-06, Account no.: 75055376, Natwest bank.
In the event of a cancellation by the owner, all monies paid will be refunded. In the event of cancellation by the hirer the deposit will not be refunded, the balance will be if the property is re-let.
A deposit of 50% of the booking fee is payable at the time of the booking, the balance being due six weeks before the arrival date. Should we not receive the balance by the due date then we will attempt to contact the guest using the contact details with which we have been supplied, but it nonetheless remains the guest’s responsibility to ensure the balance is paid on time. In the instance of non payment of the balance within the six weeks leading up to the booking, the holiday may be deemed to have been cancelled, the deposit will be forfeited and we will be free to rebook the property.
5. Cancellation Insurance
Cancellation Insurance is not compulsory but the Proprietors do recommend such insurance cover to protect against the cancellation penalty.
No VAT is applicable.
7. Period of Hire
Rentals commence, unless otherwise notified, at 4 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure.
8. Number of Persons in the Roundhouse
The number of persons occupying the property must not exceed four adults and one child. The Proprietors reserve the right to refuse entry to the entire party if this condition is not observed.
Any complaints should be made known to the Proprietor immediately. No complaints will be entertained after the hirer has departed.
10. Care of the Property
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.
11. Breakages and Damage
The Client is legally bound to reimburse the Proprietors for replacement, repair or extra cleaning costs on demand.
Sorry no pets allowed unless by prior agreement.
13. Right of Entry
The Proprietors shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Guests must accept responsibility for the safety of their children whilst at Old Redhouse Farm – a working farm - and comply with any safety notices and safety information given on the site.

Thank you for booking The Roundhouse for your holiday. We know that your holiday is precious time for you and your family and that's why we want to make it as hassle free and safe as possible. We've created this document for consideration before arrive, whilst you are at the property and before you leave to come home.
Before You Go
Are you and the rest of your party fit to travel?
Please visit https://www.gov.uk/coronavirus to review the latest government information regarding Covid-19. If you or any of your party develop or have any symptoms of Covid-19 within 14 days of your holiday or receive a track & trace alert you must inform us straight away or at least 48 hours before you go.. Please also inform us if this occurs within the last 48 hours before departing for your holiday. You will need to check your travel insurance regarding their cancellation guidelines.
Items to take with you
There are a few items that in the past wouldn't have made your holiday essentials list, but it would be wise for your to consider packing the following items alongside your sun cream and beach towels and wellies:
Face masks – useful if you're visiting popular tourist attractions where the volume of people might make it difficult to social distance. Fabric asks should be washed each day so you may need to think about packing a few if you are planning regular days out.
Disposable gloves – if you need to top the car up with fuel or use an electric vehicle charger en-route.
Hand sanitiser – for when out and about, where it may not be possible to wash your hands.
First aid kit – including paracetamol and a thermometer
Tickets / advance bookings – if you are planning to visit a local attraction, you may need to book in advance while entrance numbers are reduced to allow social distancing. Please check before you leave and if possible book your slot in advance
Card and board games etc – you may want to think about a few games to enjoy.
Towels – towels and t-towels ARE provided but you may want your own.
Pillows & pillow cases – these ARE provided but you may want to provide your own.
Clothes detergent – you may want to wash items such as your face masks frequently whilst away.
Food – there are local shops within a mile or so but to save time and queuing it may be prudent to come with supplies.
Bin bags – although bin bags are supplied plus an extra, just to be on the safe side.
With the additional cleaning requirements that need to be undertaken, your check-in and check-out times are as follows:
Check in from 4pm on your day of arrival
Check out by 10am on your day of departure
While you are away
If you or any of your party become ill or display any symptoms of Covid-19 or receive a track and trace alert while you are at the property you should call us straight away.
Cushions and soft furnishings
Items such as cushions and soft furnishings that would normally be available at the property may have been removed for your safety.
Waste and bins
Ensure all rubbish and waste is disposed of properly in secured bags and left in the property.
Returning to the property after a day out
Wash your hands for 20 seconds – every time you come back to the property.
You are not permitted to invite additional guests back to the property.
Before you depart
Please ensure that the property is left in the same condition that ou found it.
Please remove all food from the cupboards and fridge before you leave.
Please ensure all dishes are washed and put away.
On the day of departure please take all linen from the beds including sheets, pillowcases, duvet covers and mattress protector. Please leave all linen and towels in the bath.
Please leave the keys on the kitchen sideboard.
